Do you offer guarantees with an exclusive listing?

With an exclusive listing, I'm 100% dedicated to selling your property. I invest significant financial resources into marketing and promotion, which makes the outcome highly predictable and the sales process far more effective.

Do you work with large companies?

Yes. I'm familiar with how larger organisations operate and the kind of tailored support they need when selling property. I've worked with both major companies and smaller businesses.

At what point do we sign the agency agreement, upon sale or earlier?

To enter into a business collaboration, the agency agreement must be signed before any potential buyer visits the property. Without this agreement, we are not authorised to advertise or sell your property.

Once you've seen the property, can you give me an approximate value over the phone?

A professional property valuation requires an analysis of completed sales using the comparative method. I prefer not to speculate about the approximate value until a proper assessment has been made in accordance with professional standards.

What if another agency has a buyer for my property?

I'm open to cooperate with other agencies.

What if I wish to terminate the exclusive agency agreement before it expires?

In that case, Kormoran agency's marketing costs incurred during the term of the agreement must be reimbursed.

I'd like to have an exclusive agreement, but I've already signed with two other agencies. What should I do?

In that case, you need to terminate your existing agreements with those agencies before signing an exclusive agency agreement with Kormoran agency.

Do I need to hire a lawyer when selling my property?

Yes, it's advisable to engage a lawyer to draft the contract of sale and handle the transfer of ownership.

What will my costs be, and who is responsible for paying them?

A 3% property transfer tax applies, or VAT in the case of new developments (paid by the investor). Typically, the seller covers the lawyer's fees, while the buyer pays the notary costs.
