Following our first contact, we meet at my office in Umag to go through the selling process and answer any questions you may have about your property's value, timing, or current market trends. Sellers are often emotionally attached to their properties, so having expert advice and reassurance at this stage is essential. If any documents are missing, we'll discuss the necessary steps to obtain them.
PROPERTY VALUATION
This step involves establishing your property's market value. The valuation is carried out using a comparative approach, considering recent sale prices of similar properties in the area. Of course, the final decision on the price is entirely yours – my role is to offer expert insight and practical advice.
SALE & STRATEGY
Now is the time to decide how you'd like to sell your property – through an exclusive or an open listing. It's worth understanding the advantages and drawbacks of each approach, as your choice can significantly impact the course and success of the sale.
PREPARING YOUR PROPERTY FOR VIEWINGS
Before viewings, I always encourage sellers to ensure the property is clean, tidy, and inviting. Buyers tend to prefer viewing without the owner present, as it helps them speak openly and imagine themselves living there. Removing personal items can make the space feel more neutral and appealing.
For convenience, it's best to leave a set of keys with your agent, allowing viewings to be arranged smoothly and promptly. If you prefer to keep them, make sure someone you trust is available locally to grant access – flexibility can make all the difference in attracting the right buyer.
COMPLETION & HANDOVERA
Once a buyer decides to proceed, it's time to negotiate the terms and timeline of the sale and clarify the details of the purchase agreement. At this stage, preparations for the property handover begin, which takes place once all conditions have been met.
A handover record is typically signed by both parties, and as the seller, you'll need to ensure that all utilities – electricity, water, and waste services – are settled before completion, so the new owner can take possession without any outstanding obligations.
